Roommate Lease Review Checklist Template
Signing a lease for a shared home is a major commitment that affects everyone living there. Before you sign, every roommate should review the lease carefully using this checklist to make sure nothing is missed.
Verify the basics first. Is the rent amount correct? Is the lease term what you agreed on? Are all roommates listed on the lease? Are there any restrictions on the number of occupants or overnight guests?
Check the financial details. What is the security deposit and when is it returned? Are utilities included or separate? Are there any additional fees for parking, storage, or pets? What are the late payment penalties?
Review the maintenance and repair clauses. Who is responsible for what repairs? How quickly does the landlord respond to maintenance requests? What is the process for emergency repairs outside business hours?
Understand the exit conditions. How much notice do you need to give before moving out? Can you sublet your room? What happens if one roommate wants to leave but the others want to stay? Is there an early termination fee?
Have every roommate read the entire lease independently before signing. Discuss any questions together and get clarification from the landlord in writing. Never sign a lease you do not fully understand.
